The site at 81 Newgate Street has a varied history.
The previous building was badly damaged during first and second world wars (in 1917 and 1940), and despite a partial rebuild after the war, was demolished in 1967.
The current office building was developed as the global headquarters and registered office of the BT Group and was completed in 1985. It is extremely inefficient with a net: gross ratio of just 59% (modern office buildings would
expect to have a ratio closer to 85%).
BT intend to vacate the building in early in 2022 and are moving to Aldgate. This provides an opportunity for our team to bring forward proposals for a major transformation of the building.
